RENTERS GUIDE

Reporting Maintenance

Please email your property manager for any maintenance issues or report the maintenance issue on your online tenant account. Should you require any assistance outside of business hours (urgent repairs), please contact a suitable emergency contact to assist.

Communication

Renters can communicate with your Property Manager via phone, email or through your PropertyMe account. To ensure you receive a prompt response to your enquiry, we request you email our office – admin@verdiproperty.com.au. 
 
You will receive an email invitation to access your tenant account through PropertyMe during your tenancy.
 
In PropertyMe you can:
  • View property and lease information
  • See when your rent is next due
  • Report and track the status of any maintenance requests
  • Send messages directly to your Property Manager
  • View and download rent receipts

Our office is open Monday to Friday 9:00 am – 5:00pm. 

Your property manager will be available during these times only. Please check your welcome pack for your property manager contact details.

Bond

All tenants are required to pay a rental bond prior to their tenancy commencement date. The bond will then be lodged with the Residential Tenancies Bond Authority and held as security for any unjustifiable damage to the property excluding fair wear and tear. You can view your bond status on the RTBA website. 

How to pay rent?

All rent payments must be paid on time and must be paid to the Verdi Property Management trust account. Our bank account details are listed in your welcome pack which you would have received if you have signed a new tenancy. If you are not sure when your rent is due please check your tenancy agreement or contact your property manager for clarification.

Keys

At the beginning of your tenancy, you will be provided with one key per person listed on the rental agreement. Verdi Property Management hold a copy of the key for access to the property in case of emergency, lock out and for routine inspections. 

If you are locked out of the property, please contact your property manager for assistance. If you are locked out after business hours and you are not able to get in touch with your property manager, you may need to contact a 24/7 locksmith to provide you access. Please note, if the locks are changed you are required to provide a copy of the new key to our office within 24 hours. 

Inspections

As part of our service to our owners and renters, we conduct routine inspections to determine if there are any maintenance items which require attention and to ensure the property is being well maintained. 

The first inspection will be scheduled 3 months after your move in date. Following inspections will be scheduled once every 6 months, in accordance to the tenancy regulations. You will be provided with written notice prior to each inspection.
